Note: Property owners generally collect a one-month security deposit at the time of move-in. This is refundable upon providing proper notice as per the agreement. This deposit is between you and the owner — KhojKaro does not collect any amount.

KhojKaro's Tenant Partner Program is available only for individuals aged 18 years and above. As per the Indian Contract Act, 1872, a minor (person below 18) cannot enter into a valid contract, including tenancy agreements. We do not have provisions to engage with minors for housing arrangements.

1. NATURE OF SERVICE: KhojKaro.in (operated by QuickLabs Enterprises) is an information and referral platform only. We act solely as a connector between prospective tenants and property owners/landlords. We are NOT a real estate agent, broker, or property dealer as defined under any applicable law. 2. NO BROKERAGE OR FEES: KhojKaro does not charge any brokerage, commission, service fee, registration fee, or any other amount from tenants. Our service is completely free for tenants. If any person claiming to represent KhojKaro asks you for money, report immediately to hello@khojkaro.in. 3. NO GUARANTEE: We do not guarantee availability of accommodation, suitability of any property, or any specific outcome from registration. Listings and availability are subject to change without notice. 4. SECURITY DEPOSIT: Any security deposit or advance rent is a transaction solely between the tenant and the property owner/landlord. KhojKaro does not collect, hold, or manage any deposits. Refund of security deposit is governed by the agreement between tenant and owner. 5. VERIFICATION SERVICES: While we endeavour to verify properties and owners, such verification is done on a best-effort basis and does not constitute a warranty or guarantee regarding the property's condition, legal title, or the owner's credentials. 6. DISPUTE RESOLUTION: In case of disputes between tenant and owner, KhojKaro may offer to mediate on a voluntary basis. This mediation is informal and non-binding. KhojKaro is not liable for the outcome of any dispute. 7. ADDITIONAL SERVICES: Fooding service, medical assistance, assistive care, and procurement help are separate optional services that may be chargeable. Terms and pricing for these services will be communicated separately when availed. 8. LIABILITY LIMITATION: To the maximum extent permitted by law, KhojKaro, its partners, employees, and affiliates shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of this platform or any accommodation arrangement facilitated through it. 9. DATA USAGE: Information provided in this registration will be used by KhojKaro team to contact you regarding available properties and services. Your data will be stored securely and will not be sold to third parties. By registering, you consent to being contacted via the phone number and/or email provided. 10. ELIGIBILITY: This program is available only to individuals aged 18 years and above, as per the Indian Contract Act, 1872. By submitting this form, you confirm that you are 18 years of age or older. 11. GOVERNING LAW: These terms shall be governed by and construed in accordance with the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts in Siliguri, West Bengal. 12. MODIFICATION: KhojKaro reserves the right to modify these terms at any time without prior notice. Continued use of the service after modification constitutes acceptance of the updated terms.
